INFORMATION ON FEMA FLOOD MAP UPDATES

The Federal Emergency Management Agency (FEMA) has completed new flood maps based on the 2005 flood. These flood maps include some San Anselmo properties that were previously not in a designated flood zone.

Digital Flood Insurance Rate Map updates

The Federal Emergency Management Agency (FEMA) has completed new flood maps based on the 2005 flood. Some San Anselmo properties have now been included in a Special Flood Hazard Area (SFHA).

FEMA has adopted the new Digital Flood Insurance Rate Maps (DFIRM) for all of Marin County, including San Anselmo. The new maps will become effective on May 4, 2009. This mapping change may result in the requirement for flood insurance if you do not already have flood insurance.

Even if not required by federal law, owners and tenants may wish to purchase or consider purchasing flood insurance given the designation in the new DFIRM, which indicates that these areas would flood during a 100-year storm event. Significant cost savings may be achieved by purchasing flood insurance prior to May 4, 2009.

If you meet certain criteria, you are eligible to purchase insurance at current rates until May 4, 2009. According to a FEMA representative, the approximate current flood insurance rates if you secure flood insurance prior to May 4, 2009, are as follows:

A. $350 for the first year’s coverage (covers building and contents.)

B. $900 for the second year’s coverage and subsequent years (subject to annual adjustment for inflation, etc., in subsequent years.) This rate would cover the building only, not contents.

If you fail to secure flood insurance prior to May 4, 2009, the annual rate for flood insurance would be approximately $1,800, covering the building only.

The new DFIRM will form the basis for all new construction and substantial improvements to existing structures located within the special flood hazard area (SFHA). In addition, the DFIRM will be used to establish appropriate flood insurance rates.

San Anselmo’s first official FIRM adoption was December 1, 1977. Structures built before this date are considered to be pre-FIRM. Post-FIRM structures were built after December 1, 1977. (See attached sheet on “Grandfather Rules.”)
